A chimney stack gets the weather on every side — wind, rain and frost, all year round — and it's the hardest part of the house to keep an eye on. It's usually the first place the mortar gives up.

Small problems up there don't stay small. Water gets into a stack through weathered joints and cracked pots, and works its way down to show up as damp inside.

Chimney stacks are heavy, and one that's started to lean only goes one way. If you can see movement, cracks or missing mortar, get it looked at before another winter does more damage.

Do I need planning permission to rebuild a chimney?
Rebuilding a stack like-for-like usually doesn't need planning permission, but listed buildings and conservation areas have their own rules — check with your council if either applies.
Does my chimney need rebuilding or just repointing?
If the stack is straight and the bricks are sound, repointing is often enough. A leaning stack or badly damaged brickwork usually needs rebuilding. We'll tell you which on the free site visit.
